OUR APPROACH AND DESIGN PROCESS
Over the years we have developed and perfected a straightforward and innovative five-step approach to all of our design assignments.
It is our best tool in moving a project forward smoothly while facilitating the principle of good communication between involved parties
and ensuring a successful delivery of every project in on-time and on-budget fashion.
I. Complimentary Consultation and Design Proposal
Once a client expresses interest in our design services we schedule a meeting at the project site. This gives us an opportunity to talk in person,
to discuss a "wish list" and to assess the scope of the project. After the meeting we present the Design Proposal for our services.
II. Pre-Design
Upon accepting our Proposal we start documenting existing conditions (field measurements, as-built drawings etc.), collect available data and research
local and state code requirements for the project.
III. Preliminary Design and Design Development
In this stage most of our creative work is done - we prepare initial design concepts (usually 3 or more viable options) and present them to the client.
Through a series of meetings and communications those initial options are discussed, refined and developed. Also, in this stage after consulting with
the client, we introduce a General Contractor/Builder into a Project Team. His presence helps tremendously with cost estimates and gives us a head start
in the preparation to construction phase.
IV. Construction Documents
Once the final design is approved by the client, PivkoDesigns prepares full set of construction plans that are ready for Building Permit filing
by the selected General Contractor.
V. Project Supervision
Our involvement in project supervision, once the construction work started, is optional and depends on the client's wish and needs.
Personally, we believe that even a limited supervision helps a lot in ensuring the proper execution of the intended design.
